Most homeowners do not think about their water heater until the morning the shower runs cold. But water heaters rarely fail without warning. Catching the early signs can help you plan a repair or replacement before you are left without hot water, or worse, with a flooded basement.
1. It Is More Than 10 Years Old
Most tank water heaters last 8 to 12 years. Check the serial number on the label. Many manufacturers encode the manufacture date there. If yours is past the 10-year mark, start planning for replacement.
2. Rusty or Discolored Hot Water
Brown or rusty water from hot taps only can mean the inside of the tank is corroding. Once a tank rusts through, a leak is not far behind.
3. Rumbling, Popping or Banging Noises
Sediment builds up on the bottom of the tank over time. As the burner heats it, you hear popping and rumbling. Sediment also makes the heater work harder and wear out faster.
4. Water Around the Base
A small puddle could be a loose fitting or relief valve, which are usually repairable. Water coming from the tank itself means it needs to be replaced.
5. Not Enough Hot Water
If you run out of hot water faster than you used to, a heating element, thermostat or dip tube may be failing, or sediment may be taking up space in the tank.
6. Inconsistent Temperatures
Water that swings from hot to lukewarm often points to a faulty thermostat or heating element.
7. Rising Energy Bills
An older, sediment-filled water heater uses more energy to deliver the same hot water. A sudden jump in your gas or electric bill can be a clue.
Repair or Replace?
If your water heater is less than 8 years old and the problem is a part like a thermostat, element or valve, repair usually makes sense. If the tank is leaking or the unit is older, replacement is typically the better value. A plumber can test the unit and give you an honest recommendation.
